Anna Maria Island

Anna Maria Island real estate sales for 2011 finished the year over 10% ahead of the number of sales for 2010. During the same time, the inventory of properties for sale dropped by almost 20%. The result was a double digit increase in the year-over-year median sale price for single family homes, condos and lots with a single digit increase for duplexes.

December 2011 produced 13 single family homes sales ranging in price from $377,500 to $1,280,000. The median sale price of $570,000 is a significant increase from the $462,500 median sale price for December 2010 and the $416,500 for December 2009. Out of the 13 single family home sales in December, 7 were cash deals and none were short sales or bank owned sales.

Island condo sales in December also totaled 13 with prices going from a low of $90,000 to a high of $1,125,000 yielding a median sale price of $300,000. Only 5 of the 13 condo sales were for cash while 2 were short sales and none were bank owned sales.

Cash sales dominated all sales on the island in 2011 claiming a 66% share for the year. 

December had 29 properties go under contract and the 44 pending sales at year's end points to a strong 2012 opening.
