Anna Maria Island

 

July produced 19 sales for Anna Maria Island real estate compared to 16 for the same month last year. The overall median sold price for the month came in at $438,000 which is an 11.6% increase over the July 2009 median sold price. Single family homes registered 9 sales during the month ranging in price from $380,000 to $880,000 resulting in a $550,000 median sold price. Out of those 9 sales, 1 was a short sale and 1 was a bank owned property. Cash buyers accounted for 4 of the 9 single family home sales. July counted 7 condo sales with prices beginning at $132,000 and going up to $610,000. The median sold price for condos in July was $215,000. There were no short sales of condos during the month but 2 of the sales were bank owned condos and 2 of the 7 sales were for cash. Overall, properties on the island sold in July for an average of 92% of the last list price. The month also saw another 16 properties go under contract which brought the total of pending properties at the end of July to 58
